2010 proved to be an encouraging year for MEPC’s leasing results with 213 leasing deals generating £2.2m pa of net additional income, with a strong lettings performance at both Hilllington Park and Milton Park.

Portfolio wide vacancy rates fell below 10% which is a ‘first’ in five years. Customer retention rates at lease breaks/expiries is still amongst the best in the industry at 86%.

MEPC confirmed plans to prepay £102m of the £470m loan securitised via Opera Finance (MEPC) plc in early 2011. Into the Blue - Waste and Recycling Initiative

As part of our on going Waste Management Policy we are continually testing our Service Providers for new and improved products and services.

Cardiff Council, our Waste Services Contractor has delivered a food caddy to each tenant which is very similar to the items used by households across the Cardiff region.

The caddies are designed to store your food waste in biodegradable bags which should then be transferred to a larger Food Caddy (2x 240L) located in the bin store by your Cleaning Contractor. This food waste is collected by Cardiff Council and made into compost. You can remove the food waste from your demise on a daily basis still as we have ample space within the Larger Food Caddies to accept your waste.

Food waste includes the following:

• Raw and cooked meat and fish

• Dairy Products such as cheese and egg shells

• Raw and cooked fruit and vegetables

• Bread, cakes and pastries

• Rice, pasta and cereal

• Tea-bags and coffee grounds

• Leftover food from your dishes and plates.

Please speak to Mike Davies on reception to collect your food caddies as soon as possible.

We have allowed for one caddy per tenant and at least one per floor in the first instance. If you feel that you will require more, please feel free to contact us and we will request further numbers from Cardiff Council.

When you collect your office’s food caddy, please collect your biodegradable bags at the same time; these will be provided free of charge by Cardiff Council. At the bin store you will find 2No. x 1100L bins which are designed to house mixed recycling. Any mixed recycling should be placed into a blue bag (though clear bags are also acceptable) and not in a black refuse bag as this signifies it as being General Waste. This mixed recycling then is taken by Cardiff Council twice per week and is sent to a Materials Recycling Facility (MRF) for sorting into waste streams. If you already pre-sort your recycling into streams (glass, paper, tins etc.) then this is ideal and will save further treatment at the MRF. We have shrunk the size of the General Waste bin from 1100L in anticipation that our tenants are going to recycle more.

Indeed we’re all legally and morally obliged to pre-treat our waste of course, and we feel that this make up Waste Streams is going to serve us well. There will almost certainly be some trial and error along the way, as it is difficult to anticipate the amount of waste we are going to produce, but if we have a robust recycling scheme installed in each tenant’s office then we should see the General Waste (Landfill bound) decrease considerably.

If you would like someone to carry out a Waste Audit on your behalf please contact us directly. In the meantime I have placed further literature in reception, and there are some posters which you might like to install near your Waste Storage areas. I joined MEPC in January 2007 almost 3 years ago.

What is the most rewarding aspect of your role?

The diversity of the job; being involved with three different Business Estates all of which present different challenges.

What have been your most memorable experiences at work?

Taking part in the King Sturge triathlons during the last two years and winning my age group prize this year.

What is the oddest thing that you have had to do in the course of a day’s work?

Doing a presentation on Milton Park to a group of Russian visitors, none of whom could understand English!

If a movie was made of your life, who would you like to have playing you?

Ann Fallows …professional triathlete

What is the most interesting place you’ve been to for a holiday and why?

I’ve done a huge amount of travelling and India is the highlight so far. It’s a vast and beautiful country and despite the dreadful poverty, the people are warm, kind and friendly. I was privileged to meet the Dalai Lama during one of my visits. That was an amazing experience!

What is your favourite…

Tipple? SIS PSP 22500G Energy drink.

Book? I love reading biographies of amazing and inspirational sportsmen and women such as Lance Armstrong, Joe Simpson, Ellen MacArthur.

Dessert? My Mum’s home made lemon meringue pie.

If you were stranded on a desert island what item(s) could you not live without?

Wet suit and swimming goggles (for fishing of course).

Do you recycle at home?

Of course….religiously (the worms make wonderful compost).

Despite challenging market conditions, MEPC continued to increase rental income for the third consecutive year as 2009 drew to a close.

In 2007, income was up by 11% across the eight estates, followed by an 8% increase achieved in 2008. During 2009, which will go down historically as one of the most difficult years on record for the property industry, MEPC still delivered an increase to the portfolio rental of 1.6% through a total number of 92 lettings across 620,000 sq ft of commercial floorspace.

The year also saw MEPC achieving an industry leading customer retention rate of over 90% at lease expiry/break.

In 2010, MEPC expects to continue its revenue growth with the lettings of Riverside at Granta Park, Building 100 at Milton Park and award winning Central 40 at Chineham Park. All the Estates are primed to welcome pre-lets with detailed planning permissions in place for state of the art, environmentally efficient buildings which can be constructed to customer specific requirements at short notice.

This unique position puts MEPC at the forefront of the industry.

UK Commercial Property Sector Recovery to Start in 2010

BNP Paribas Real Estate is determined that UK commercial property sector will start its slow yet sustainable recovery next year, according to Mr. Keith Steventon, company’s head of research, who made a speech at BNP Paribas Real Estate economic forecast seminar held in Cardiff, Wales.
He highlighted that the major factor affecting the commercial property sector is UK retail rents, which are under the influence of UK household incomes. As household incomes, according to forecasts, are expected to fall in 2011 and to grow in 2012, the commercial property sector is to follow the same trend. Thus, Mr. Steventon expects retail rents to fall by 10% and 5.8% in 2009 and 2010 respectively and then to rise by 1.2% and 6.8% in 2011 and 2012 respectively. His forecast for the offices sector is as follows: 4.8% and 3.6% decline in 2009 and 2010 respectively followed by 1.4%, 1.9%, and 6.4% growth in 2011, 2012, and 2013 respectively.
Mr. Steventon is determined that rent rates for prime properties will recover more quickly as there are few prime commercial properties developed in Wales. Meanwhile, logistics occupier market rent rates will take longer to recover as a result of bigger void rates.
At the moment, falling rent rates in Wales are having a negative effect on capital values, which fact results in further declines in property values. As such, capital values of properties in the industrial sector fell by 6.4%, while retail and offices sectors saw declines of 6.3% and 5.3% accordingly.
The good news is that the capital values in all commercial property sectors are to recover in 2010, according to the national forecast. The industrial sector is said to see a rise of 8.7%, offices sector – 7.3%, and retail sector – 4.7% in 2010.

As part of the programme to link the revitalised Cardiff Bay with the thriving city centre, Callaghan Square business park will establish a major new strategic location for national and international business.
