Customer retention rates at lease breaks/expiries is still amongst the best in the industry at 86%.&lt;br /&gt;&lt;br /&gt;MEPC confirmed plans to prepay £102m of the £470m loan securitised via Opera Finance (MEPC) plc in early 2011. This food waste is  collected by Cardiff Council and made into compost. You can remove the  food waste from your demise on a daily basis still as we have ample  space within the Larger Food Caddies to accept your waste.&lt;/p&gt; &lt;p&gt;Food waste includes the following:&lt;/p&gt; &lt;p&gt;• Raw and cooked meat and fish&lt;/p&gt; &lt;p&gt;• Dairy Products such as cheese and egg shells&lt;/p&gt; &lt;p&gt;• Raw and cooked fruit and vegetables&lt;/p&gt; &lt;p&gt;• Bread, cakes and pastries&lt;/p&gt; &lt;p&gt;• Rice, pasta and cereal&lt;/p&gt; &lt;p&gt;• Tea-bags and coffee grounds&lt;/p&gt; &lt;p&gt;• Leftover food from your dishes and plates.&lt;/p&gt; &lt;p&gt;Please speak to Mike Davies on reception to collect your food caddies  as soon as possible.&lt;/p&gt; &lt;p&gt;We have allowed for one caddy per tenant and at least one per floor  in the first instance. If you feel that you will require more, please  feel free to contact us and we will request further numbers from Cardiff  Council.&lt;/p&gt; &lt;p&gt;When you collect your office’s food caddy, please collect your  biodegradable bags at the same time; these will be provided free of  charge by Cardiff Council. At the bin store you will find 2No. x 1100L  bins which are designed to house mixed recycling. Any mixed recycling  should be placed into a blue bag (though clear bags are also acceptable)  and not in a black refuse bag as this signifies it as being General  Waste. This mixed recycling then is taken by Cardiff Council twice per  week and is sent to a Materials Recycling Facility (MRF) for sorting  into waste streams. If you already pre-sort your recycling into streams  (glass, paper, tins etc.) then this is ideal and will save further  treatment at the MRF. We have shrunk the size of the General Waste bin  from 1100L in anticipation that our tenants are going to recycle more.&lt;/p&gt; &lt;p&gt;Indeed we’re all legally and morally obliged to pre-treat our waste  of course, and we feel that this make up Waste Streams is going to serve  us well. There will almost certainly be some trial and error along the  way, as it is difficult to anticipate the amount of waste we are going  to produce, but if we have a robust recycling scheme installed in each  tenant’s office then we should see the General Waste (Landfill bound)  decrease considerably.&lt;/p&gt; &lt;p&gt;If you would like someone to carry out a Waste Audit on your behalf  please contact us directly. In the meantime I have placed further  literature in reception, and there are some posters which you might like  to install near your Waste Storage areas. It’s a vast and beautiful country and despite the dreadful poverty, the  people are warm, kind and friendly. I was privileged to meet the Dalai  Lama during one of my visits. During 2009, which will go down historically as one of the most difficult years on record for the property industry, MEPC still delivered an increase to the portfolio rental of 1.6% through a total number of 92 lettings across 620,000 sq ft of commercial floorspace.&lt;br /&gt;&lt;br /&gt;The year also saw MEPC achieving an industry leading customer retention rate of over 90% at lease expiry/break.&lt;br /&gt;&lt;br /&gt;In 2010, MEPC expects to continue its revenue growth with the lettings of Riverside at Granta Park, Building 100 at Milton Park and award winning Central 40 at Chineham Park. Thus, Mr. Steventon expects retail rents to fall by 10% and 5.8% in 2009 and 2010 respectively and then to rise by 1.2% and 6.8% in 2011 and 2012 respectively. His forecast for the offices sector is as follows: 4.8% and 3.6% decline in 2009 and 2010 respectively followed by 1.4%, 1.9%, and 6.4% growth in 2011, 2012, and 2013 respectively.&lt;br /&gt;Mr. Steventon is determined that rent rates for prime properties will recover more quickly as there are few prime commercial properties developed in Wales. Meanwhile, logistics occupier market rent rates will take longer to recover as a result of bigger void rates.&lt;br /&gt;At the moment, falling rent rates in Wales are having a negative effect on capital values, which fact results in further declines in property values. As such, capital values of properties in the industrial sector fell by 6.4%, while retail and offices sectors saw declines of 6.3% and 5.3% accordingly.&lt;br /&gt;The good news is that the capital values in all commercial property sectors are to recover in 2010, according to the national forecast.
